Answers to common questions about residential valuations, advisory work and how we operate.

  • Hau Property Advisory primarily works across London, providing residential valuation and advisory services.

  • Instructions outside London may be considered on a case-by-case basis. If your property is outside London, you’re welcome to get in touch and we can advise whether we can assist.

  • The standards in the RICS Red Book are typically required when the valuation is to be relied on for formal purposes e.g. tax, probate, matrimonial disputes, and transfers between connected parties.

     

    There are some valuations which fall outside of the scope of the Red Book - e.g. Lease Extension and Freehold valuations and where the valuation is to be used to inform negotiations. If you're not sure if you need a Red Book valuation - get in touch.

  • Private valuations support tax and legal matters.


    Most lenders instruct their own surveyor from a lenders’ panel – we can however recommend other firms who can help with valuations for secured lending.

  • Inspections typically take around 30-40 minutes depending on the size of the property.


    Report timings depend on scope — confirmed at instruction.

  • We guide you through this:

    • leases for flats

    • access arrangements for houses

    • supporting documents where available

  • We don't carry out homebuyers surveys or structural surveys - our specialism is in valuation and providing expert advice for residential matters such as landlord and tenant matters and leasehold enfranchisement.

  • Not to worry, no situation is the same - get in touch with a short summary and we'll help to understand the right course of action.

  • I'm proud to have grown up in a Cantonese (廣東話) family so am very happy to assist Cantonese speaking clients. Our formal advice is always given in English to ensure that it is given clearly, especially where matters are technical or require a more detailed explanation.
